Okay for price”

Friendly staff

Had to extend my stay because there was a lot to do and see in Chiang Mai, so I booked a second night here and as mentioned in previous review the pros were that they had no curfew and the people were friendly. The cons were that the walls were thin.

Fine inexpensive hotel”

Friendly staff

I stayed for 8 nights. The Manager, 'Toy,' his assistant and the cook were always delightful, friendly and helpful. The Guesthouse is outside the Old City, a 20-30 minute walk or 20 baht ride in a jitney. a 7-11 and various restaurants nearby. Ben's also served food in their garden restaurant (open from 0800 or 0830). The Night Bazaar a 10 minute walk, just over the Iron Bridge.

Room was fine, bathroom horrible!”

The room itself was fine and the guy on reception was nice and friendly. Only complaint was the bathroom- literally filthy, brown stains all down the toilet bowl, encrusted dirt on shower and toilet hose. It looked like it had never been cleaned. We were only there one night and actually decided not to shower because it was so unpleasant. Could be a really nice guesthouse if not for this.

cheap friendly safe ”

the price good sized rooms and friendly staff

My stay at bens guesthouse was a pleasant one. The staff are really friendly and will try and sort anything out for you, the rooms are nice and big with own toilets and shower facilities. It was not the cleanest place I have stayed but for the price it was excellent value for money, a great place for anyone on a budget.

Functional with helpful staff”

It's cheap and the two guys behind the counter were very friendly and helpful

My room was large but basic but for the price it was not bad at all. The guesthouse was quite difficult to find at first and it is a long walk into town but if you plan on spending most of your time in the east part of the city then it's not a bad location. The staff there were great and really welcoming and friendly.

Good location just caross the river from China town and the night market

The guesthouse was in a good location just caross the river from China town and the night market, we also walked to the guesthouse from the train station. The room was clean, but the communal areas could be dirty.

Friendly and helpful staff

the ben guesthouse is a small, family affair with a very laidback atmosphere. it does feel a little rundown, though; a lick of paint and a spot of tidying up in the garden would do wonders. main issue for me was lack of cleanliness in the corridors / common areas. bedsheets also had some stains - i think they were actually clean, just a bit old, but it is a bit offputting. locks on doors don't seem very strong. no hot water in the bathroom. that's all ok for what you pay - if you're looking for cheap 'n' cheerful, this is it.

Guesthouse in Chiang Mai”

Price, location, staff

A good value for the money. The location is excellent - 10 minute walk to the night market. Also, it is back in a neighborhood so it is quite and it has more of an authentic feel to it - like you are really in Thailand and not the tourist section. It does not have a restaurant but it is very close to some small restaurants and a small supermarket. A 7-11 is just around the corner. Lastly, the staff do speak some English. It is old and the room are showing lots of wear and aren't the cleanest. It was a little bit dusty because the bathroom just has a screen over the window. But this is very typical for houses in Asia. Also, the room only has a ceiling fan so it might be a little uncomfortable in the summer. But this time of year it is fine.

Fine for the money”

Location, friendly staff, secure bike parking

Arrival and check in was friendly. Room is what you would expect for the money. Location is five minutes walk. Tip - come out of the alley onto the river road. To your left there is an iron bridge. Cross it and there are three things that will occupy an entire night. Over the bridge on the left is River Market restaurant - pricey, but the building is absolutely authentic Lanna style right down to the plats in the garden being entirely native Lanna. Over the bridge on the right is "Bus Bar" where there is a band performing western covers to a very high standard. Finally, walk to the end of the road and the building on your right has a Reggae Bar where you can dance the rest of the night away.

Okay for price”

Friendly staff

They had paper thin walls so you can hear everything and that it's nothing fancy, you get what you paid for. The people were friendly, its nice no curfew and there's a restaurant. It's simple and ok if you are desperate or in need of a quick room and dont have time to look within the city. It's close to the train station.

Good value for money”

The owner was quite helpful, the location is not bad

It is what you'd expect for this price. The rooms are very basic, but if you want more comfort you should expect to spend more money, I guess. The old man who runs the place was very helpful and friendly. You can buy any tour you want at the reception (the price is the same as in the agencies, it even might include a small discount). I did spot some cockroaches though.

Just for single budget traveller”

Location, silence, wi-fi

Very dirty place. Never stay here with your wife or girlfriend. Bathroom is completely dirty. There is a kitchen with fridge and free drinkable water, but it seems like nobody cleaned it for years. There are tables in summer kitchen, but half of them are covered by dust and old dirty junk. There are pales of rubbish in the yard. Bed sheets are very old. There are mosquito nets on windows, but in spite of this, there were many mosquitos inside the room. We had to use anti mosquito every night. Wi-Fi is very very good, I uploaded photo and video from my trip very fast.

staff, easy to book tours, cheap taxi service

Cheap and cheerful. No air con but fan was fine. We had hot water, free wifi and the staff were extremely helpful. I would recomend anyone to stay here if on a budget due to the niceness of the staff. There is no restaurant here though, but plenty of food places around.

Chiang Mai was very nice”

good wifi, very friendly and knowledgable man who runs the hotel, great information and tours available.

This hotel may have been very nice in its prime but now the hotel is disgusting. the bathroom looked as if it hadn't been cleaned in years with mold all over the bathroom, including a nearly full black toilet, the tiles floors had dark brown grout. the door's frame was molded and eroded so badly it looked as if it would fall apart at any moment. I could feel myslef getting sick from the mold in the room. the only reason we stayed here for a second night was because it was already paid for. we could have and SHOULD have found a room somewhere closer to all the main attractions for cheaper and better quality.

Cheap, near centre, wifi

I visited this guesthouse about 10 days , and I made several reservations so I have a vision quite broad. The room was more than dirty , next to the toilet was a full of hair used soap to wash private parts without toilet paper, under the bed fluff like cats . The receptionists know enough English , were super friendly at first but after day one of them began to be quite hostile to us and did not greet us , his behavior changed since he saw my partner given me a kiss. They does not moved or blankets or towels around the place and when we asked for clean towels we were given not claiming that we were going the next day ... We had to buy bleach to clean the room ourselves . The walls are very thin and full of insect pupae , you hear everything and 7:30 in the morning and start talking super strong awakening to all who are on the ground floor . One day a group arrived at 7:30 they not stop talking and laughing loudly and super strong and anybody drew attention to them , taking us to get up to send them to shut up. Definitely , we will not repeat . We find a guesthouse for 1 € more, much cleaner , better located and nice receptionist treatment .

Easy and simple”

Close to night market, good location, cheap

Bens Guest House was easy to get to, not too far from the bus station. Staff quickly arranged a pick up the following day for me to Pai. Room was simple but sufficient. no complaints for 200 TB!

Somewhat quiet, friendly staff, low price.

I tend to go for slightly more expensive places, but I figured I would try this place anyways since they had rooms and it seemed nice online. Honestly, this place isn't for me. My room (#14) was spacious but "run down" feeling with an odd smell to it. The bathroom was funky and had the typical raw sewage smell going on. The hot water kind of worked. The wifi didn't quite work in my room (probably because it was the furthest room from the router). Basically, it wasn't the kind of room I would want to hang out in. I didn't like the location because it was a bit too far from everything for my tastes. However, it is not that far, so it might be fine for people who like to walk a lot, have their own transport, or don't mond spending lots of baht on transport. Its location was indeed quiet (traffic wise), but my room was a bit noisy at times because of the loud chatter from neighboring apartments, etc. The staff were friendly enough, but in a sort of odd way that I can't really describe. In conclusion, I wouldn't personally recommed this place, but it might be fine for you if you are happy with the location and have a low standard when it comes to quality of rooms.
