The best free breakfast and great ambiance ”
The location of this hotel is at the corner of one Chiang Mai old city gates, so it was perfectly situated. It was near the market. They had bikes for rent which I think was cheap 50thb compared to other bike rentals. I actually loved the free breakfast.. and since they have a restaurant, the presentation and taste were better than I expected. I stayed at the hotel even after my check out, left my backpack and went to see other places. They let me use their shower for 150thb. It was still a good gesture even if I paid because I can't imagine doing the 17hr trip to ChiangMai to Vang Vieng, laos feeling filthy.

Quaint, European styled hotel.”
We had an excellent stay at the Charcoa. Staff were very friendly. We loved the location, near all of the hustle bustle of the old city, but tucked away in a quiet corner. There is an impressive selection of dvds if you get rained out in Chiang Mai. For the price, this is an excellent choice and surprisingly not-tacky. My wife's only complaint was that the bed was quite hard (even for Asian standards). The restaurant also played non-stop country music (the same cd over and over). Even as Western Canadians, we found it a bit much. All in all, I highly recommend the Charcoa for anyone looking for an affordable hotel with a nice atmosphere.

Excellent”
Lovely experience from the cleanliness of the rooms - albeit a bit small - to the incredibly helpful and friendly staff. The cafe attached to the guest house is delicious and an oasis when you want something quick and reliable. I am a picky traveler when it comes to guest houses and hotels, and Charcoa was great. I have stayed there on two separate trips to Chiang Mai. Also, bicycle rentals available on premise. Bikes were in 100% excellent condition when I was there.

Great getaway”
A lovely little hotel in the old city of Chang Mai. We stayed in the honey moon suite which was a 2 level room with the bathroom and lounge area downstairs and the bedroom up some steep wooden stairs. We stayed for three nights in April. Great, friendly and considerate service from staff. Breakfast was good, not mindblowingly so but they served nice coffee which is always a bonus in my eyes. Only drawback we found was the soundproofing between rooms was not so good and you could hear your neighbours way too easily. Great place at a pretty good price. I would recommend it. Not sure about the standard rooms but the suites were great.

I choose this hotel because it's located in old city. At first, I didn't expect much when booked this hotel because the price they offer is quit low compare to other hotels in old town area. However, i just felt in love with this hotel when i arrived here. The interior is nice and give a homie feeling. The staff is friendly. They also upgrade my room from superior to a pantry suite room which is lovely. You can visit all temple in old town by walking but you can also rent a bicycle provide by the hotel for 50BTH/day. However the earliest rent time is 7am. In my opinion, this hotel is more suited for a younger people due to a steep and narrow stairs especially in pantry suite room on the second floor.

Great Experience @ Charcoa House & Cozy Hotel”
Initially, My friends & i planned to stay @ this Hotel for a night. But, once we reached here and walk into our rooms, all of us love this very much and we have extended our booking two more days!! It's comfort, lovely and we feel that we are back to our home!!Expecially, for us. Our energy is exhausted since we have stayed in Bangkok for 4 days and have our long journey of sightseeing around Chiang Mai & Chiang Rai, we really have comfort and good sleep here. This Hotel is really a good place to for relaxation and to re-charge our energy!! One of my friend said, this is the only place he feel the safety and comfort to sleep at.Other than that, we enjoy the delicious breakfast & Thai Food @ the lovely environment!!

A great place to relax!”
We stayed for a week and wished it was two! The hotel is a small boutique type hotel with charm. The staff were always attentive to our needs, even if we did not know we had one. The room was very clean and was always made up regularly by a great lady that was very friendly and gives you a great smile. The only negative issue was the stair case in the suite, it was very steep and could be a safety issue, especially if you are the type to drink to interesting ends. Overall this hotel was a great starting point to our Chiang Mai trip, we would most definitely stay here again if or when we return to the charming Chiang Mai!

quiet haven”
The room was comfortable and clean and the staff were quite helpful. While breakfast came with the room, it was not the highlight of the facility. We did love coming in off the hot and crowded street into the cool, shaded, courtyard. It was beautiful and relaxing. The whole facility was quiet and invited sitting and resting in the midst of the hectic "Old city Chiang Mai" It was easy to step out and catch a tuk tuk on the road. In spite of the heat, we enjoyed walking the neighborhood. We would definitely return.

Awesome”
We loved this hotel! It was soooo cute :-). We just finished a 3 day trek in the mountains, so it was definitely worth it for us to live in comfort for a night. Breakfast (at a great little restaurant) and internet are included (big plus for travelers)!! Easy walking distance to everything in the main city area of Chiang Mai. Actually, we wished we stayed here a little longer than just the one night. The room we had was a little small, but it still had a little couch and table which is nice.

Clean, simple at a great price”
Very nice location with a small restaurant attached. Having the breakfast package was great. We had two rooms - one a standard room with two twin beds for our teens, one loft suite for me and my husband. Beds are quite firm, which seems to be the standard in Asia. A bit uncomfortable. The place is kept very clean and well supplied. Air conditioning worked very well. Bathrooms are "wet baths" meaning the shower head is over the toilet. You need to remove all paper products and towels from the bathroom before showering. We have experienced this before in Europe and Africa, so wasn't an issue for us, but something to be aware of. Also, for some reason, the twin standard room bathroom was larger than the suite bath. Seemed odd to us. Closet needs more hangars, but we managed fine. Hotel is located inside the old city walls in the upper, northeast corner. A very convenient location as it is a short walk to the main outer road where you can catch tuk-tuks and other transport. Close to local restaurants and shops. Staff was nice and helpful. A great stay at a great price.

3 star hotel with 5 star touches”
We booked last minute for a city mini-break (we are both residents in CM)and found Charcoa to be as cozy as advertised. Located in the backpacker area in the NE corner of the old city, Charcoa is a good place to escape into a European atmosphere for a few days: the cafe and courtyard were charming, while inside our room felt like we were not in SE Asia. Good amenities in our 2nd floor "Studio Pantry" room: common room with TV, DVD player, fridge and closet area (includes iron and ironing board), with the bedroom up the stairs in a loft-like space - also with TV and DVD player (can borrow movies from front desk). AC located upstairs so took some time to cool down the common room after we returned from hot day. The breakfast was ok but lots of options outside on the streets within easy walking distance. Lovely welcome drink though. Just beware that the rooms are smaller than usual so take that into consideration. Overall a lovely stay and I would recommend to friends.

It was a great experience to stay at Charcoa, they provide a great, warm and nice service. It's located at the northeast of the old town in Chiangmai. Staying away from those busy areas really gives you peaceful moment of relax for the vacation. The best way to see the city is biking around. At the hotel, they provide the bike service for rent, 50bt for 24 hours. compared to the price of 100 bt in other bike shops, u don't need to pay any deposit or give away your passport. Speaking to the breakfast, they give you the menu right in the morning first, there are quite a few selections of different types of breakfast, the only things to do is to tick what you would like to eat for eggs, pancakes, thai noodles, congee for customized cook. They also offer buffet, such as fruit, yogurt, bread, stuff like that. Nice atmosphere in the hotel, cute and warm decor, quite impressive and really recommended

Cosy bed and breakfast”
this was our second time staying at charcoa house and it was still a good experience. the rooms are clean and superbly cosy. i especially love the little balcony or open air area in each room and i also love the little courtyard in the middle of the hotel. the restaurant is also picturesque, with areas that give you some privacy in the small space. the food served at the restaurant is equally good but the breakfast we ate about a year and a half ago was better. they seem to have amended their breakfast menu a little and the portion seems to also have shrunken. the location of charcoa house is good. it is situated on a quiet lane at the northeast corner of the old city but still very near to the main road. we are tucked away from the hustle and bustle but is less than one minute away from the main road with its multitude of tuk tuks and song taews. the streets surrounding are well lit at night. they provide liquid electronic repeller in the room but once you step outside you will need your insect repellant. the wardrobe in the room i stayed in this time round had a pungent smell in it and we didn't dare to put our clothes inside. perhaps the hotel could pay a bit more attention to this. also, the walls are rather thin and we could hear our neighbours if they spoke too loudly. if you are looking for a fuss-free, clean and cosy place to relax and enjoy in, charcoa house is value for money.

great location, great staff”
A classy hotel inside the Moat but away from the noisier part of town. My first time in Chiang Mai and this was a good choice. Rooms and facilities are in good shape. No mould smell common in lots of hotels during the wet season. The staff were the outstanding feature. They gave us attentive service with a smile. Advice on local things and prices was fair and not too heavily overlaid by the usual commission based self interest. Would stay here again and recommend this hotel, especially for first time visitors to CM.

Nice hotel, great location”
We stayed here twice, because we started and finished a ten day cycling trip in Chiang Mai. So we had to leave part of our luggage here, which was absolutely no problem for the hotel staff. First, we stayed in room 8 (with a very small shower/bathroom) and when we came back we stayed in room 10, which was bigger and had a more spacious bathroom. So ask for the bigger rooms when you stay here!

We r happy for our choice of Charcoa. It is located in a quiet corner of the old city. Just a few step out of the old city, it's easy to take a taxi to go anywhere. It's about 10 ~15 min walk to the center of the old city. The room is not big but good enough and well equipped. The bfast is nice. We love the welcome drink they offered.

Great Out of the Way, Small Hotel in Chiangmai”
This small converted guest house hotel is a great, relaxing place for the budget traveler to stay within the old area of Chiangmai and within walking distance of most of the tourist attractions located in the center of the city. Good, reasonably priced restaurants in the area, several markets, and bars for those interested in having a few relaxing drinks after a hard day of site seeing. Mostly quiet area. Hotel has a nice, casual garden seating area. Highly recommend.

Gorgeous Hotel - truly comfy cozy.”
What a pleasant shock! A little bit of France in Chang Mai. Beautiful looking hotel in old part of Chang Mai. We had the Studio Pantry Suite which was two stories with a little kitchenette, lounge room, two tvs, and big comfy bed. Breakfast was yummy in the attached restaurant / bakery. The cakes were also delicious. The staff were very friendly. The place was impecabbly clean and exceptionally well maintained.
